Mission of Orchid Trace Apartments?
Our MISSION is to provide quality housing that is affordable
for citizens with limited incomes.
Our GOALS
~ We will create an apartment community that will be:
- Attractive
- Safe
- Energy Efficient
- Modern Appliances
~ We will give priority to qualified military personnel with
families.
~ We will maintain strict standards for maintenance and upkeep.
~ We will ensure that the landscaping and outside appearance contribute
to the beautification of the neighborhood.

2. What is an Affordable
Housing community?
This is NOT Government owned or subsidized housing. This development
is privately owned by Mayport Affordable Housing Partners, Ltd.
Below market rent rates are possible because of a tax credit allocation
administered by the Florida Housing Finance Corporation and with
the support of the local Community.

3. What kind of fees
have to be paid up front?
The application process normally takes several weeks. There is
a $46 non-refundable Application fee per adult or married couple
and a conditionally refundable Holding fee of $100. The Security
Deposit is $500.
No Application fee or Security Deposit for the qualifying Military.
Also, the first months rent will be due at time of lease signing.
For example if you move in on August 10 then your rent amount
due will be pro rated for the remaining days of August. (Ask your
leasing agent if there are any current rental specials!)

4. What are Income

5. What has to be included
as Income?
To be eligible to live at Orchid Trace Apartments you must meet
the income
requirements We must verify your income with your employer
by either seeing
2 consecutive paystubs OR by using a form that we send directly
to your
employer.
Other items of income that we must include and verify are:
(this list is not limited to these items)
- Wages from employment (including commissions, tips, bonuses,
fees, etc.)
- Income from operation of a business
- Rental income from real or personal property
- Interest or dividends from assets
- Social Security payments, annuities, insurance policies, retirement
funds,
IRA’s, pensions, Supplemental Security Income (SSI), or
death benefits
- Un-Employment or disability payments
- Public assistance payment
- Periodic allowances such as alimony, child support, or gifts
received from persons not living in my household
- Sales from self-employed resources (Avon, Mary Kay, Shaklee,
Amway, etc.)
- Any other source not named above.

6. What if I/We
make too much money?
Unfortunately because of the type of community that we are and
because we are governed by the IRS anyone who’s income is
above the limits shown in the chart here
cannot reside in Orchid Trace apartments.

7. Do you accept
Section 8 vouchers?
Yes, we do accept Section 8 vouchers. Please see the rental
rates sheet to find out the current market rate for 2004.

Military Families in your community?
Absolutely! We are happy to support our military and their family
members. We offer a discounted rate off the market rent for our
qualifying military members. See Military Families
section for more info on the Rental Partnership Program.
